Budgeting For A New Home
When it comes to putting a home budget together, you have to consider the type of builder that you’re hiring. There are two types of builders: cost-plus and fixed price.
A cost-plus builder charges you the cost of the materials and labor, plus a fee. The problem with a cost-plus builder is that the price isn’t set in stone. If more materials are needed or something gets messed up, that extra cost is on you! Come to think of it, there isn’t much of an incentive for a cost-plus builder to care about keeping you under budget!
A fixed price builder, like Turner & Son Homes, agrees on the price with you once your design is approved, and that price doesn't change due to things such as inflation or additional building materials being needed for any reason.

Financing New Construction
Construction lenders are more favorable to applicants with a reputable builder. Fortunately, we’ve spent years building strong relationships with banks. Turner & Son will introduce you to one of the several bankers that we use and trust, and who trust us with your, and their, money.
We’ll be with you through every step of the financing process. Even if your credit isn’t where it needs to be to buy a new home, we’ll introduce you to credit repair and financial specialists who will help you make the right financial steps. And we’ll be waiting to build when you’re ready.
Building this home on your own land is your dream. We’re ready to be your guide and to take out some of the stress that comes with sorting out the financials.

Buying Land
Buying a piece of land sounds so simple, but is often more complicated than you would think. We’ve seen everything from land that’s too flat for drainage to flood plains that weren’t properly noted.
We’ve got plenty of stories about people who came to us with properties that had unique and strange issues. Luckily for you, all of those stories end with a home being built for a happy customer.
We think that you should be able to live at the place you fall in love with. And that always comes with a few hurdles. The difference is that while most builders will leave all of this up to you, Turner & Son puts experience to work for you so that buying land isn’t as much of a pain.

Land Preparation
No matter what challenges you might face with a piece of land, we’re up for it. Here’s what you can expect from land preparation.
Overcoming physical obstacles
Each property comes with its own unique situation. We have to account for things like drainage, moving trees, moving and compacting dirt. In a neighborhood, land preparation is as simple as moving some dirt around. Electricity, water and sewage are all necessary utilities that you can’t take for granted when you’re building in the country.
Overcoming logistical obstacles.
Sometimes no matter how normal a piece of land looks, there’s a problem with it that you didn’t see coming. There are times when a flood plain or flood way on the land will require more land prep or constructing the home at a different spot on the property. There are times when landowners run into issues with rights-of-way and easements that require some adjustment.
If that comes up on your property, we’ll be there to help you fix the issue and build the home.

Home Design
Your builder shouldn’t be telling you what’s important to your family, it should be the other way around. But at the same time, you need expert advice so you can plan for the future. When you choose to build with Turner & Son Homes, we limit ourselves to feedback that helps accomplish your dream within your budget.
As a result, we put people into the dream home that they’d always had in mind, and enjoy living in a house that was designed for them.
Many builders and designers start out with a book of plans. They watch you flip through the pages until something catches your attention, and they try to push that design. After all, why do any extra work to design a home you want when they can just convince you that what you wanted all along was their home? That’s not how Turner & Son works. It’s your home, and we’re here to make what you’ve envisioned a reality.

The Building Process
This is where good planning comes in. Planning and organization is where the magic happens, and that starts with our pre-construction meetings.
The Genesis
Our pre-construction meeting is the genesis of your new home. We’re preparing to put your dream home together, and together we’re going to lay out the journey so that the home is built the way that you want it. We include all of the details on plans instead of leaving things up to chance with a one-size-fits-all solution.
The Construction
We work diligently with our trades and suppliers before construction starts to ensure that there aren’t inefficiencies. We provide them with work orders, a scope of work, site conditions and full set of plans. And we review each phase to make sure that those documents are being conformed to.
The Orientation
Some builders might just hand you the keys and say “See you later!”, but that isn’t how we work. We’ll give you a new home orientation to make sure that you’re comfortable with how the home functions, where the breaker panel and water heater are. We’ll even show you the quirks of the home, like how to change the water heater temperature despite the government’s suggestion that you shouldn’t know how. By the time we hand over the keys, you’ll know exactly how your home functions and what you can expect.
